Walkable Masterplan

- Designed as a walkable, mixed-use neighborhood, One Bangkok features over 5 kilometers of tree-shaded, universally accessible walking paths providing a cooling effect, improving outdoor air quality, and creating a comfortable atmosphere.

- The masterplan includes 50-rai of open spaces for community interactions, promoting walking, physical movement, and outdoor leisure in a clean, safe, and 24/7 monitored environment.  

Indoor wellness

-  Fresh outside air is filtered through MERV 7 and MERV 13 filters to remove PM2.5 and PM10 particle, then Ultraviolet irradiated to eliminate pathogens. With over 3,000 air quality sensors to monitor and uphold air quality.

- Through careful façade design with computer simulations, adequate daylight and eye comfort is obtained whilst heat, solar glare, and urban noise is minimized.

- Touchless features such as hands-free bathrooms, facial recognition, and contact-free lift buttons promote hygiene and safety throughout public areas.  

- Drinking Water Access: Office and residential towers provide quality drinking water dispensers on every floor using carbon filter, lead-free NSF-certified pipes, with annual drinking water tests.

- Materials are carefully selected to minimize exposure to harmful chemicals, such as lead-free, mercury-free, and low VOC options. 
 

Energy and carbon reduction

- Energy Efficiency: One Bangkok exceeds ASHRAE 90.1-2010 standards with a verified 25.70% overall energy reduction compared to the stringent international baseline, ASHRAE 90.1-2010, verified by computer simulations.

- High-Performance Façade: Designed to reduce energy consumption through superior insulation and material choices.

- Smart lighting: utilization of advanced daylight and occupant sensors to lower energy usage.

- Energy Recovery: reclaim cooling energy from exhaust air systems for greater energy saving. 
 

District cooling system

- Centralized Chiller Plant: Enhances energy efficiency and reduces refrigerant use. Free roof spaces to be turned into balconies and green roofs.

- Chilled water storage: Alleviate the city’s electricity peak demand for a more stable energy grid. 
 

Water management

- Water-Saving Fixtures: Installation of fixtures designed to minimize indoor water use.

- Recycled Water: Treated wastewater is used to supply for flush fixtures, landscape irrigation, and cooling towers.

- Rainwater Harvesting: Implementation of bioswales and five massive retention tanks to collect rainwater runoff, reducing strain on the city's stormwater drainage system.
 

Waste management

- Waste Segregation: We provide dedicated spaces for waste segregation to maximize recycling efforts and collaborate with waste recycling vendors to ensure proper waste processing.

- Composting: Installation of composters to turn food waste into fertilize.  

- Compactors: Compactors are used to reduce the mass of non-recyclable waste, lowering transportation needs and emissions, and improving hygiene for workers.

- Construction Waste Management: Practices are in place to ensure 75% of construction waste is diverted from landfills.

Ensuring the well-being of everyone at One Bangkok around the clock, the District Command Center manages all aspects of comfort and safety with more than 250,000 intelligent sensors.

Central Utility Plant

The intelligent heart of One Bangkok is powered by the Central Utility Plant, a state-of-the-art facility that precisely and efficiently controls all systems 24 hours a day.

Smart Pole

More than 3,000 electricity poles illuminate One Bangkok, doubling as high-speed WiFi hotspots for seamless connectivity. Additionally, over 5,000 CCTV cameras ensure round-the-clock security.

District Cooling System

We use an environmentally friendly system whereby chilled water from the centralized system is delivered to each building through underground pipes. This helps save 17,000 megawatt-hours of electricity per year and reduces carbon dioxide emissions by 9,000 tons per year.

Our Responsibility to Act

District Cooling

The District Cooling water system provides chilled water throughout the entire district, reducing the energy demand. Chilled water from the district cooling plant ensures a comfortable environment throughout the district. District Cooling provides a centralized chiller plant to meet our sustainability goals and is cost-effective for our tenants. Operated and maintained by a team of professional technical staff, District Cooling is economical and resilient. The District Cooling at One Bangkok will lower our energy utilization by 22% compared to conventional HVAC systems.

Smart Grid

At One Bangkok, we have two incoming high-voltage power lines supplying the district. The Smart Grid allows us to provide energy management solutions throughout the district making the power supply more reliable than conventional systems. Any disruption to the power supply is automatically managed by the smart grid allowing us to transition to electrification and decarbonization easily.

Water Management

The One Bangkok Water Management system utilizes two separate systems to ensure high-efficiency water treatment. We recycle wastewater by treating water for the landscape, cooling towers, and flushing in common areas.  As a result, this precious commodity is used more effectively and sustainably which generates a minimum 40% saving.  

District Management

One Bangkok provides a centralized command center responsible for monitoring, analysing, and responding to security and operational incidents or threats. The SOC protects all of the digital equipment and tenant facilities, as well as critical infrastructure such as power, vertical transportation, water, heating, building management, and communication systems with 24/7 continuous monitoring across the entire district.

Seamless Communication

Seamless communication is enabled in lobbies and public spaces throughout the district, with high-speed public Wi-Fi. Hi-speed communication network technology also enables multiple services to be consolidated onto a single fiber transport network which reduces costs and infrastructure while increasing bandwidth. Universal Public Wi-Fi and Mobile Network coverage with Wi-Fi 6 and 5G technology has huge capacity while maintaining speed and enabling uninterrupted communication as people move within the district.

Smart Circulation

Our Smart Parking system provides dynamic real-time information to guide visitors and residents to the most suitable vacant lots. Residents and visitors can easily access smart parking services on their mobile phones, including pre-booking, cardless payments, find-my-car services, pick-up and delivery services, and EV charging. With over 12,000 parking slots, the Smart Parking system creates a frictionless and convenient parking experience for both visitors and residents alike.

District Command Center

The District Command Center (DCC) provides centralized building services such as lighting, mechanical and energy management, safety, and security services within the district. It provides 24/7 monitoring and operations support to ensure that One Bangkok District is always safe and secure. If an incident occurs, the DCC manages the coordination of on-site personnel with emergency and response services to minimize the impact to the occupants of One Bangkok.

Green Architecture

Our buildings and public spaces are also designed according to LEED, WELL and TREES standards to reduce resource consumption, increase internal efficiencies, and improve one's  quality of life. Championing sustainability and green innovation through design, architecture, and engineering, the LEED (Leadership in Energy and Environmental Design) for Neighbourhood Development standard sets sustainability criteria for our masterplan, building, utilities plan, and infrastructure. The WELL Building Standard focuses on features that impact human health and wellbeing, through air, water, nourishment, light, fitness, comfort, and mind.

Future Proofing

The Modular design that adheres to local and international standards, provides flexibility to easily upgrade the technology platforms or re-purpose all systems as needed. One Bangkok is an integrated district with several different platforms such as IoT networks and ICT networks that link all of the various systems together with the ability to upgrade the system as new technology arrives. Our IoT and analytical platforms allow our team to analyze information in real-time to make informed and timely decisions for replacements, preventative maintenance or continuous improvements.
